Straight-talking advice

No assumptions — just the right advice

When you come to us, we don't assume you need equity release or any other product. The adviser makes a recommendation only after a thorough fact find — and that recommendation could be equity release, a Retirement Interest-Only (RIO) mortgage, another later life mortgage, or advice against borrowing at all, if that's the right advice for you.

Releasing equity reduces the value of your estate and can affect means-tested benefits, and sometimes downsizing or using savings is the better answer. If borrowing isn't in your best interests, you'll be told — clearly and without any charge.

Learn how lifetime mortgages work

Clients typically release equity to:

  • Gift a living inheritance — helping children or grandchildren buy well, at the moment it matters
  • Fund lifestyle in retirement without liquidating investment portfolios at the wrong time
  • Clear an interest-only mortgage or restructure existing borrowing
  • Support wider estate planning, working alongside your accountant, wealth manager, or solicitor

Important things to weigh up:

  • Interest compounds over time, so the amount owed grows
  • It will reduce what you can leave as an inheritance
  • Means-tested benefits may be affected
  • Early repayment charges may apply if your plans change
High-value home expertise

Prime central London needs the right lender

Multi-million-pound valuations, leasehold flats in portered blocks, short leases, listed Georgian and Victorian townhouses — prime London property brings lending nuances that most of the market never encounters. Maximum loan sizes and lender appetite vary considerably, and some of the most competitive terms for larger advances are individually underwritten and never appear on comparison sites. Whole-of-market advice matters more here, not less. The adviser can meet you at home, at a time that suits you, or talk by phone or video if you prefer.

Common questions

Answers before you even ask

Will I still own my home?

Yes. With a lifetime mortgage you retain full ownership of your home. The loan is secured against it and is usually repaid when you (or the last surviving homeowner) die or move into long-term care.

Could I end up owing more than my home is worth?

No. Plans recommended by the adviser meet Equity Release Council standards, which include a no-negative-equity guarantee — you will never owe more than your home sells for, provided it is sold for the best price reasonably obtainable.

Do I have to make monthly repayments?

No monthly repayments are required. Interest is added to the loan over time. However, many modern plans let you make voluntary payments to control the balance — the adviser will show you how.

Important: A lifetime mortgage is a loan secured against your home. Equity release will reduce the value of your estate and may affect your entitlement to means-tested benefits. To understand the features and risks, ask for a personalised illustration. Think carefully before securing other debts against your home.
